House Rules & Policy
Check-in/Check-out
Check-in time is 3:00 PM. Check-out time is 12:00 PM (Noon).
Late Cancelation Policy
Cancelations made after 4:00 PM on the business day prior to arrival will be charged 100% of the total reservation.
No-Show Policy
Guests who do not arrive on the scheduled date without prior cancelation will be charged 100% of the total reservation amount. Guests should try to contact Reservations before the 3:00 PM Check-In Time.
Payment Collection Policy
A valid credit card is required for all reservations. A 50% deposit is charged at booking, and the remaining balance is collected at check-in. If the payment method on file is declined and not updated within 48 hours, the reservation may be canceled.
Quiet Hours
Quiet hours are observed from 10:00 PM to 7:00 AM daily. Guests are asked to keep noise to a minimum during these hours to ensure a restful environment for all.
Parking
Free parking is located immediately adjacent to the Jepson Alumni Center.
Early Check-Out Policy
Guests who depart before their scheduled check-out date are responsible for the full cost of the original reservation.
Minimum Stay Requirement
A minimum stay of 1 night is required. Certain holidays or peak seasons may require a longer minimum stay, which will be disclosed at booking.
Family Friendly Policy
Children of all ages are welcome at the Bottomley House. Parents / guardians are responsible for supervising their children at all times to ensure respect for other guests and the property. At no time should the stairwell be blocked by any obstructive item (i.e. baby gate, pet gate, stroller, etc.)
No Pets Policy
To ensure guest comfort and safety, pets are not permitted anywhere on the property. We gladly welcome ADA-defined service animals. Please notify us in advance if you plan to travel with a service animal. Note: Emotional support animals, comfort animals, therapy animals, and similar are not considered service animals under the ADA and are therefore not permitted.
Smoke-Free Property
The Bottomley House and Jepson Alumni Center are 100% smoke-free. Smoking, vaping, and e-cigarette use are strictly prohibited in:
- Guest Rooms
- Private and public bathrooms
- Indoor common areas
- Windows
- Smoking is only allowed in designated outdoor areas at least 20 feet away from any building structure.
Fees for Damage / Excess Cleaning
Guests may be responsible for charges associated with:
Excessive cleaning - Repair of damages caused by an animal or children
- A $300 cleaning and deodorizing fee will be charged for any indoor smoking. Additional charges may apply for damages or replacement of affected items. These charges are assessed only when necessary.
Use of Common Spaces
Guests are welcome to enjoy the property's common areas, including the Hunton Salon (second floor), the Hartz Dining Room (first floor), the Rosenthal Living Room (first floor), and the Richmond College Library (first floor), subject to the following guidelines.
Quiet hours (10:00 PM - 7:00 AM) apply to all shared spaces. - Common areas must be used respectfully and left in good condition.
- Furniture should not be moved without staff approval.
- Food and beverage consumption may be restricted in certain areas as posted.
- Guests may not host unregistered visitors without prior approval.
- Events, gatherings, or group activities require staff authorization in advance.
The Bottomley House reserves the right to restrict access to common spaces for cleaning, maintenance, guest comfort, safety, and previously scheduled meetings and events.
Conference Center Events
The Bottomley House is immediately adjoined to the Jepson Alumni Center, a conference center that is used daily for a variety of events and functions. Bottomley House guests not affiliated with events in the Jepson Alumni Center are requested to be respectful and mindful of the events taking place. All events in the Jepson Alumni Center conclude no later than 10:00 PM.
Lost & Found
The Bottomley House is not responsible for personal items left behind in guest rooms or on the property. Items found will be held for no longer than 14 days. Guests may requires return shipping at their own expense. Unclaimed items will be donated or discarded after the holding period.
Guests are encouraged to check their rooms carefully before departure.
Dispute Resolution
We strive to resolve all concerns promptly and fairly. Guests should first bring any issues to the attention of on-site management so we may address them during the stay.
Third-Party Rights
These policies are intended solely for the benefit of the Bottomley House and its registered guests.
No third party shall have any rights to enforce or rely upon any provision of these policies, whether under contract law or otherwise.
CANCELLATION POLICIES
Guests may cancel their reservation up until 4:00 PM on the business day prior to arrival with no penalty.
